What is the Development Plan?

The development plan is a document which is provides planner with guidelines to follow during the development process of the city. Whereas, each council area has a development plan that relate specifically to that area. Likewise, Development Plan has been separated into a number of different zones. For each of the particular zones (e.g., Residential Zone, commercial zone Industrial Zone.

What Development Plans contain?

Development plan contains the following information –

• Index
• Zones – BDP ZONE Residential zone Commercial Zone CBD Zone ETC.
• areas – sub-area within a zone such as BDP No Development Zone.
• reservation – Market and Mandies, Public Utilities, Recreational, Health Facility, Transportation, Roads Proposed, Parking, Truck Terminus or similar, Educational, Educational Complex , Residential, Assembly and Institutional, Public-Semi-public, Reservations of composite nature like Vegetable Market & Shopping Centre, Town Hall & Library, etc. Reservations which are not included in these regulations but are compatible to other similar type of reservation.

What development plan shows?

Development plan shows a Agriculture zone , residential zone ,commercial zone ,CBD zone BDP zone, Proposed Road, Nala, defence , economically weaker section (EWS),forest ,hill top hill slop (HTHS),industrial, public semi-public (PSP),recreational, Services ,traffic & transportation (T&T) Water body Restriction Zone, Business Hub ,Special commercial zone railway line ,cycle track jogging track ,bridge, flyover etc.

What is the main purpose of development planning?

The purpose of development plan is while developing a land with a construction that time development plan shows you the exact zone. Whereas, as per zone we know the FSI (Floor Space Index), Premium FSI/Paid FSI, TDR (transferable development Right). As above, development plan is most important factor.
